Leasing Consultant

Capano Management is actively seeking a Leasing Consultant who can provide exceptional sales and customer service to our communities.

Leasing Consultants are responsible for leasing apartment homes, retaining existing residents and achieving maximum occupancy. We are looking for highly motivated individuals with a strong customer service, marketing and or sales background. Our Leasing Consultants are paid an hourly wage plus generous commission! A typical day for a Leasing Consultant would consist of taking prospective residents on tours of the community, following up on all traffic including walk-in, internet and telephone leads, handling resident requests and other office duties as requested by Property Manager.

Part Time and Full Time Available. Hours needed may vary. Afternoon/Nights & Weekends are required.

Maintenance Technician

Immediate opening for a FULL TIME MAINTENANCE TECHNICIAN with a strong, property management company.

Capano Management is actively seeking an individual with previous maintenance experience for a position in Newark, DE. This position is a great opportunity for a motivated and technically skilled individual. This position is responsible for the maintenance and repair of mechanical equipment and building repair in a multi-family housing environment. Looking for self motivated, all around “handy person.”

Maintenance Technician Duties include:
1) Perform troubleshooting and preventative maintenance
2) Renovating and preparing vacant units to “move in condition”
3) Outdoor ground maintenance, grounds keeping and property appearance

Candidates must possess basic hand tools, valid drivers license and have their own transportation. Excellent Salary and benefits package.

Maintenance Supervisor

Duties: Responsible for all physical operations of an apartment complex; supervises maintenance staff and groundskeepers

Qualifications
Education- High school diploma
Experience- Three to five years experience in skilled or semi-skilled property maintenance
Special Skills and Personality Traits- Good communication skills; good leadership skills; working knowledge of building maintenance practices and procedures
Special Requirements- HVAC Certified
Required- Valid Driver’s License and own transportation, possess own tools required to perform job functions

Position Description
Coordinate and manage the work of employees who repair and maintain buildings and facilities. Prepare work schedules, assign work, and inspect work performed by the maintenance staff. Provide training, scheduling, and job performance evaluations for maintenance and grounds keeping. Serve as first-line of communication contact for off-hour emergencies and may be part of a 24-hour on call rotation. Responsible for ensuring that safety training is provided to staff and that proper safety practices have been followed. The manager makes sure that groundskeepers and other staff are trained in maintenance activities and are following recommended operating procedures. Answer questions and provide information related to projects, including resolving complaints and approving expenditures.

Typical day-to-day duties of Maintenance Supervisors include the following:
– assist and report to property manager on a daily basis
– supervising the maintenance staff by determining workloads and schedules
– developing and implementing policies and procedures
– evaluating staff and making hiring or termination recommendations
– negotiating contracts and inspecting a contractors work to ensure that safe work practices and operating procedures have been followed
– ordering materials and supplies
– performing a variety of field maintenance tasks, depending on experience and level of certification

Property Manager
